Zoning Board Of Adjustment (ZBOA)

The Zoning Board of Adjustment conducts public hearings twice a month to hear and decide upon applications for Zoning Code variances, appeals of the Zoning Officer's decisions, and interpretations of the Zoning Code. The Zoning Board is made up of seven regular and two alternate members all of whom are appointed by the Township Council and serve four-year terms without compensation. In addition, the Zoning Board hires its own consultants at the beginning of each year when it reorganizes.

Please Note: The Zoning Board of Adjustment no longer employs a Court Stenographer for its meetings. If you desire a transcript, please hire your own stenographer for the meeting.

Individual homeowners may appear before the Zoning Board of Adjustment without legal counsel. Commerical applicants, however, are required to have legal representation. A Zoning Variance Application and checklist can be obtained from the Zoning Board Clerk in the Zoning Division Office. Questions regarding the Zoning Variance Application can be answered by the Zoning Board Clerk or the Zoning Officer.

A time for overall public comment, unrelated to any ongoing application, is provided during the beginning portion of each meeting. Members of the public are advised to come a few minutes before the start of the meeting to sign up for public session.

Generally, the time to question or comment a specific ongoing application is during the application process. Following the applicant’s presentation, each professional consultant’s presentation, and the board’s questions on behalf of the township, a time for public questioning is provided. Questions should be related to testimony given. Prior to the board’s final decision, the public is invited to express their comments on the application.
